Partnership Roles
Sponsor. As sponsor and operating partner, Brennan has a track record of successfully conceiving of and executing complex real estate projects. We manage everything, start to finish. We handle site identification and acquisition, equity and debt sourcing, entitlements and landmarks, contract and design procurement, field and budget man- agement, and delivery and disposition.
Joint Venture Partner. As a JV partner, Bren- nan works with existing real estate owners interested in developing, repositioning, or otherwise maximizing the value of their existing holdings. As a partner, we mitigate your risk by acquiring a stake in the project at its inception, and then maximize returns, allowing you to leverage our local knowl- edge, budgetary and process management, and exclusive marketing platform.
Advisor. As an advisor, we work to highlight and illuminate areas of information asymme- try in the development process. A critical piece in successful development is having the owner’s and/or financier’s interest con- sidered in every decision and at every turn. We provide experiential insight and exper- tise, in every phase of development, to guide owners to ensure that no one’s interests are placed above their own.
The Process
Relationships. As active participants in the communities where we build, Brennan relies on relationships formed throughout every level of local leadership, city agencies, and neighborhood associations. We foster these connections through service, good will, and open communication. Firsthand knowledge of the potential and risks associated with the politics of an area provides us with a unique ability to navigate the often-compli- cated development process.
Analytics. Brennan understands that success begins with thorough analysis. We start with holistic feasibility and consider all of the fac- tors that go into residential, commercial, and mixed-use developments. We go further than location, input costs, and market comps. We monitor everything from lifestyle factors (public space, walkability, transit, education, and overall community needs) to macro market data (interest rate fluctuation, popu- lation trends, housing stock, labor markets, public policy, and zoning regulations) to ensure that we match the right development with the right environment.
Logistics. At Brennan, all projects, regardless of scale, receive the same unparalleled attention and care. We understand the sub- tleties of both construction and finance. From inception to disposition, investors benefit from our detailed financial monitor- ing and our daily field presence, driving returns through operational efficiencies.
